Saying, "we'd like to meet with you about our business" or "our business has provided beneficial relationships with others like yourself" something along those lines.All you want or need from advertising is an appointment, you don't want to ask them to mail you a check, all you need is the opportunity to talk to them.Then when you're face to face or on the phone, you can get to numbers.

I have my broker's license and it's definitely beneficial seeing real estate from that angle so I think you can't go wrong with getting your license.

Some aren't comfortable with the unkown so it's beneficial until they get a little experience and confidence.More important is the appraiser and I do pay for desktop appraisals from the lenders appraiser pool for $100.

You want to provide your investors with an opportunity that will interest them so the return needs to be compelling enough to convince them to want to invest in your deal instead of their other options such as stocks, mutual funds, other businesses, etc.When you study the economics of your property, and conservatively forecast the future performance, you'll see how much of the deal you can carve out for yourself.
