While there are tons of advice and methodologies for investing without any money, you'll note that the investors who aren't trying to surmount this problem have decent W2 income to support getting financing and to build up their cash.

Another thing was the interior paint, I think I'm fairly good at picking colors for an "average" flip, but for this house we used an interior designer to pick the colors and she did a great job, she had us painting sample colors all over the place, looking at them during the day and night, etc. until she made her final choices which tunred out to be great.

And, doing it with an engineering-based study (IRS' preferred methodology) with audit defense included, is going to be even more important.

Thats why i asked for a real-live number for those that have a good sample size of properties and been in the area for some time.
