I am curious if hard money lenders will get give a loan against a manufactured home on one in acre.Also, any advice for newbies with this strategy would be much appreciated. 

I'm based in Atlanta and am a GP in a fund & a syndication but those are in the Midwest and in the MHC (Manufactured Home Communities) space. 

I wanted to share a deal I recently closed on in Tulsa.This is a 25k sqft manufacturing building, as you can see, it has been added on multiple times. 

I can only force them to correct the areas so they meet the the manufacturer's specs. 

I searched on CA Department of Housing but didn't see any fee/tax involved in the transferring title between family (http://www.hcd.ca.gov/manufactured-mobile-home/registration-titling/buy-sell-transfer.shtml).

I have been trying to find an attorney, an escrow/title company, and an insurance company in the North Texas area familiar with manufactured housing.

I am also a cabinet dealer for a Canadian Manufacturer as well as have several accounts set up for materials needed for renovations (at wholesale prices).

I second Sketchup, however, if you're looking to use specific cabinet types, usually the manufacturers might offer something.

The salesman at Coburn's told me my water heater went out just in time because in about 1-2 weeks now new federal regulations go in effect that require manufacturers to add a minimum of 1" insulation built into the shell of all water heaters.
