We have one vacation rental in Florida and a long term rental in Louisiana. 

Currently, there is no charge for this service (but don't hold your breath very long).  

Why do you think purchase contracts are so long and have such small print?

When I spoke to the seller rep (from DR Horton) they mentioned it was because someone backed out last minute when they had closed on the deal.  

Even IF (BIG if) their method can be successfully utilized, without the right knowledge/ education you won’t be able to utilize it profitably, at least not for the long run.

It's a long meeting, but a new format.  5-7 is networking, 7-7:45 we'll have an educational speaker and q&a, and 7:45-9 will be more networking. 

The property would allow for some value add, making it a potential long term BRRRR. 

The property could be falling apart, but as long as it doesn't have any violations, the cert comes back clean...4.

What other options for lumber are available that would last longer? 

It may take a long time to fully solve but with the visibly and funding, there should be some improvement to the problem in the near term.So those are my 3 local picks for outperforming the local market.
