If you run your numbers correctly, it is possible to build a duplex in cash, rent it out, and use a DSCR Loan to pull all of your money back out.

I have done a lot of googling and called a couple of local credit unions and have been hitting a snag when I inform them the property is owned by my LLC (both HELOC and Refi).Am I really down to hard money loans or business loans from the LLC itself?

They claimed this was not their fault as they did not provide the washer, but they provide the washer and dryer hookups and the pipes that regularly leak into the basement, garage, and kitchen.
