At what point in a renovation would you have the electrician, for example, giving the estimate?

Right now I hold my license myself here in Texas as I do not need the support of a larger brokerage for my current purposes.

They had great variety and the people who were sponsoring those Meetups were actually doing various local and sometimes large RE investment projects. 

If it helps, here are the "agent only" notes (below)   It's a good deal, I just don't like that it was 'recently renovated'. 

So we replaced the larger old Farm House looking inherited mailbox with a skinny metal one from HD.

Furthermore I know the 78745 area very well, every street, subdivision, school and just about all the information I need to know what type of conditions the homes are in (older homes mostly that need renovations).  

I'd love to network and meet local investors on the ground, especially if you're interested in larger multifamily!

So we are renovating the third floor of our house to turn it into an Airbnb. 

if i was living in the us i would for sure be more hands on, its something i did with my the property i currently own where i live (did a complete renovation using an external contractor) but that's not that case.  

They should be able to give you some tips on making your offer more attractive, such as a larger down payment and ability to close quickly.
