Id start with that...its either overpriced or there is some issue that other interested parties have found and decided to pass on.I personally don't like buying flips as investment properties......to many crap jobs, horrible workmanship etc etc....and the number rarely workI would run my numbers and contact the seller....see whats the situation

I service East Tennessee but would go farther afield if the opportunity was right.Factors like travel, equipment cost, insurance, FAA NAS (national airspace system) research for the prospective area, weather monitoring etc. all take time and money, so I turn down jobs regularly that expect bottom dollar.

@Charles Stanback ,Population growth, job growth, crime, schools, taxes, occupancy levels, labor availability, etc. are just some of the factors that play into it.Larger macro-economic things like credit markets can also have an impact at a given time,
