Therefore his preferences regarding tenancy are much more personal and don't necessarily come from just the business perspective. 

Urban areas of mid sized cities are my preference for that because they are close to jobs, shopping etc but I also need to get a feel and vibe for the area so I don't end up in a high crime neighborhood where nobody is safe leaving their home just to get the mail or walk to their car. 

I believe what you are proposing means jail time  Depends on the state, in Texas there is no requirement (at least that I know of for individual investors ) to keep the funds separate.

@Spencer Harvey I know people have reasons for why they prefer a HELOC but I tend to stay away.

My biggest issue currently is I have worked with some higher net worth individuals to partner on deals in the past, structure would be they provide all money and I do all of the work and we split profits in some manner.
