It is almost impossible to get financing without verifiable income so you won't qualify for hard money loans or re-financing. 

One has been evicted leaving a house in major need of repair.I have recently found that finding a contractor seems to be impossible,  any tips on how to find a reliable carpenter/ contractor? 

And at least starting out my investors would have a hard time getting verticle loans without me.. ( about impossible) because they don't have experience .. were is I am long on experience and track record .. plus strong balance sheets the type of things lenders look for.

Regardless, it clearly gave me the impression it was impossible for now.
