What made you interested in investing in this type of deal?

Ideally looking for a 4-plex in Austin, Los Angeles, or Seattle (places where I'm able to work with my job).

Recommendation letters would be fine as well, but personally, I think talking to them over the phone is more ideal as it's easier to get answers and just a better understanding of the tenant. 

Ideally, I want something I can confidently show to potential investors that includes all the key metrics they and I would need to consider when evaluating a property.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.

Being a builder, my first thought goes to the construction type items: Tile or wood floors, vinyl shower kits, high quality wall paint like Behr Marquis, solid wood furniture, good appliances not cheap rental ones, easy to maintain yard outside like DG, artificial turf and gravel. 

I'm confused because ideally, you have a strategy and target what you're going after.

Don't worry about the thing that goes with the other types of deals.

Even a bank with an 850 borrower credit score will not give a 5% loan with that type of down payment.
