What trends do you feel will effect real estate prices?

We are seeing quite a few neighborhoods in the Albright/East Durham area all seeing high investment or flipping trends taking C and D class to B class neighborhood and bringing a new flow of rents, tenants and opportunity.

So getting 200k home for 140k is no longer the case as people are more aware.Also companies like Open Door, Knock or even Zillow now offering direct buy with no showings, hustles, etc. that just makes is too easy for anyone in distress to sell to a more reputable source then just someone who sent letter.I was just curious if you are seeing the same trend or if just something i made up in my own head :)

Its not a hot market by any stretch, but I would say it's trending well or at least stable.

This trend will continue, especially in high barrier to entry coastal markets.

Learned the importance of understanding how a market is trending and having an end user in mind for the property.

I try to take a lot of cues from her and I think staying on top of the trends and news is very smart!
