Typically I’ve found that the more you are “in for” the happier the lender tends to be.

As for finding the right person, I have read in several places that most good handymen are found by referral and word-of-mouth.

Also, word of mouth is huge.

This  has put a bad taste in my mouth for low income rentals. 

You get better returns and your tenants will typically be happier.

Then start asking how can you help them avoid making these mistakes by building systems and processes when it happens, your people will be happier, like you more, work longer hours, and make less mistakes because you planned for it!
