Location is a very important factor so if you can provide at least the major cross streets that would be helpful.

One has a $60/yr fee, the other doesn't have any fee because of a promotion they were running.Heloc would be far to risky those are the first instruments that are frozen.. unless you get one now and then ever green it right away. but then whats the point..

I did not know that I can use the equity to cross collateralize multiple properties as down payments instead of withdrawing the money as cash for reinvestment!

This can be done on multiple properties - cross collateralizarion.
