I am not sure if our current investments can play a role in our loan process, which is why I am turning to the Bigger Pockets community. 

I ask because right now I go online and just pick a home off zillo ect and then play with the bp tool calculators but it doesn't feel like I'm really running numbers because I may not have the purchase price, arv, ect.

The reason I say that is because a lot of folks never think about the things that play into real estate that have nothing to do with real estate. 

We have found it important to be very straight forward with agents when making a ton of offers that this is a numbers game and that having a solid system is everything.

If seller doesn't want to meet, cancel's ect you'll know its game on and can file in the courts right away.

As a first time investor or even a smaller investor its hard to find a level playing field in the Bay Area.

If the “fair market price” is because it’s a good property, relatively updated, desirable area, etc. then you’re basically buying a yield play.
