I have a fantastic credit score and a member of several credit unions.

I assist customers with Repurchases or quotes and always get fantastic feedback with my performance, so honestly I am confident in my sales skills.

The gentleman I met with is intimately familiar with his market (about 2 hrs away from me, however) and is convincing me with his wealth of knowledge and access to fantastic contacts (local banker familiar with the area, property mgmt. company that he has used for years, etc).

Lots of great info on BP.. have been listening to a lot of podcasts and reading blogs, really fantastic resource!

A garage in this area would only go for around $100 to 150, but this particular space is fantastic, and I believe worth a bit more if I can find the right usage.  

We are buying and fixing the property up with all cash, but we're hoping to be able to cash-out refinance the property when all is said and done (BRRRR).It's our first property, so I'm not sure how much equity we'll build in the property through the repairs, so let's assume it's ARV is just what we ultimately pay in cash for it, which would be fine because it's got fantastic cashflow. 

The Bigger pocket podcast about wholesaling and fix n flips are fantastic.  

This site is a fantastic resource, and I'm sure someone has a much better answer than me haha.  

On the flip side, I think fixer uppers (if you can get one) are fantastic ideas considering how high prices are right now.Anyways good luck especially with getting your CPA and investing.If you need anything let me know.
