@Jane Z.I see that you're in Georgia and the late fee does seem to be excessive, since there are few properties that have extremely high rents (like San Francisco does).

Although, I won't fight too much about giving up control of the day to day stuff as long as he/she continues to use the maintenance people and contractors that I have sought out and with whom I have negotiated for extremely reasonable service charges.

The beauty of those deals is you can list them while their paying the mortgage.For example, a wholesaler picked up a duplex at auction a couple of years ago when the market was extremely soft.
