The market here is as tight as I've ever experienced it and deals are difficult to come by.  

It seems to me that getting the right team in place and making sure your numbers (total acquisition costs, rehab budget, ARV, COC, ROI,etc) work out are the main things to solidify here. 

As an investor, you need a real estate agent on your core team and this a great opportunity to find someone who works for you and not the seller.  

My team and I are curious about building from the ground up you seem like you have some vital information and expertise on the topic

We have a maintenance team to do repairs and to do turns. 

Its a lot of unnecessary upfront costs that will be better used for marketing and building your team.      

I have found a very interesting deal that I would love some experienced investors to weigh in on.
