The stock is low and super competitive though.In addition, if you are in the western mass area, I know of a great real estate meet up occurring soon.

That means you'll be working your a$$ off trying to stay above water cashwise, banking on a future event you have no control over to recover the cash you spent. 

By that time, all of the other things that need to happen to purchase property such as the inspections, disclosures, and permits have already occurred.

In any event, if you take a distribution of funds from the surplus LLC and then contribute those funds to the LLC needing them I see no problem with that.

And near 10% sell under the list price which was a mythical event earlier this year for the area.

I am concerned that there might be an event where the loans are called and it being difficult to find other financing.

David Smith - I agree networking is the best way but curious on what type of events you've held or went to that resulted in these deals?
