One question is, I didn't do comprehensive analysis of national wide, so not sure if Overland Park is a good place to start with. 

Keep in mind that the land has water front view, so I had my team create a beautiful image enhancing to showcase the land and more.

I believe the company is on track to enter the black next year and I feel the stock will be a nice enhancement to our retirement funds down the line.

I'm working on a comprehensive Multifamily deal analysis spreadsheet that will go beyond basic analytics like CAP, GRM, Cash on Cash.

That part i'm not concerned with -- what i want to know is:"How can the seller -- instead of discounting the price of the property by an additional $1.4M -- offer me the $1.4M in cash at time of closing"  So the bank is still only loaning 75%-80% of the appraised value... i still put up 20%-25% in cash... but i then get a big cash check at closing - or in a side escrow deal - which enhances my cash-on-cash return that much more.
