While the prices here in Denver might be a bit of a sticker shock to many investors, there is still plenty of opportunity and good deals to be had here.

What have you encountered investing in a state other than the one you reside in?

I ripped up the old laminate flooring and when it came time to install there were cracks in the concrete sub-floor--it appears there was some patch work done--that looks to be the result of asbestos.I'm looking to see if anyone has encounter a problem similar to this in the past and see what options I have.Any thoughts or insight would be greatly appreciated.

I don't know the entirety of the situation but I have encountered scenarios like this hundreds of times, where it was tenants fault, I held them accountable.. that's my two cents / food for thought :)

I would reach out to your resources before and make a game plan for problems you may encounter while on vacation. 

So you will need to have a much better grasp of what some of the real world expenses are - I will venture to say that if you listed the ones that you used to calculate your earlier net cash flow, that the BP members will expose a bunch of other expenses that you neglected to consider.1% rentals at your price points are more likely to be break even deals unless you have lots of good fortune so that things just go well for you and so you encounter no mishaps along the way.

I encountered several of those while doing research and eliminated them from consideration.As I reviewed the FL liens I encountered several certificates that are approaching seven years in age--as I understand it the certificate is only good for seven years.
