Dishwasher, fridge, stove, roof, electrical, plumbing are huge expenses that if you do not properly allocate for can wipe all your "profit" out.

We did all new electrical, HVAC, plumbing, roof, foundation repairs, drywall, paint, flooring, three new bathrooms, etc.

He was forced to fix some electrical issues in the panel and repair minor things.

Depends on the lease, I would plant the bug in their ear as early as possible.

But chances are a 40 year old home is going to have issues with plumbing, electrical, insulation, roof, HVAC, wiring, drainage, etc.

There is no separated water/electric meter, I'm going to have to calculate it into potential rent. 

I'll also need to do some electrical work.

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

@Nikki Taylor,Can you offer to take some $$ off her electric bill, that way it's tax deductible for you?
