Or, since they are good tenants and you don't want to play hardball, tell them that if they are not out by the end of March, then they will have to pay the month-to-month increase of 25% to compensate you for the pending difficulties when they do leave.When leases end, I give tenants three options: extend for a year at $XXXX, continue on a month-to-month basis at the yearly rate + 25%, or move out.

(Im actually doing it right now) But this thread is intended for the brand new investor, who has never done a deal, nor has created relationships with pocket buyers yet.Some have difficulty determining price on offers and its just an additional safety net.

Had difficulty financing the property honestly and got lucky it worked out but no risk no gain I suppose.I refinanced the deal about 18-months later to decrease my rate by 2.75%, set-up a HELOC, and ultimately build a working relationship with a local bank.

I don't know if you can find FHA or conventional lenders who'd be willing to finance a wholesaled property (actually, I know that in generally they won't), so the buyer will either need cash, private money or perhaps a portfolio loan from a commercial bank.But, if you can get past the financing difficulties, the mechanics are the same as with any other wholesale deal.
