Anything under 60 minute commute is great demographic wise.

It has great advice about long distance investing.

I get exactly what you mean about distancing yourself from negativity.

I just finished Scott Trench's book "Set for Life" and I want to start applying some of the ideologies he mentions in his book.I am not 100% locked into an area, I am willing to commute to work from Kenosha or the Chicago area if the return is worth it. 

This situation would give me a shorter commute to school, while also giving me my start in real estate investing.

We have been plugging away at building a long distance team and have just gotten our first long distance offer accepted!

I'm looking for someone I can provide value to, through automation or anything else, and I can get some hands on experience with real estate investment.I currently live in Chattanooga, TN, so anyone in that area would be awesome to sit down with, but if you think we can help each other long distance, I'm open to that as well.Anybody need some help? 

Doing a long distance BRRR is a challenging thing.

@Pope Lake My suggestion for investing at a distance is to initially start where you are familiar & where you have the support.

In addition the 3 miles is good if you're dealing with consistent density (think pure rural or pure urban) but in many areas, 3 miles may be 5 minute drive, so if its located along a highway, you can extend distance to a 15 minute drive time.
