Hi @Dustin Moon   Most agents will say they have experience and they are not lying to you but define what that experience is and go with the one closest to what aligns with what you want to achieve.

I'm a single wage-earner and have kids going to college soon - we get by ok on what I make now and don't want to screw up any financial aid possibilities we might have. 

The faster you can rip the band aid off the better.  

Instead it sounds like you need to major in a field in which you enjoy / switch to a trade school / or even get a job instead of college which can aid you in starting real estate.Why can't you do real estate and college? 

Then, find the cheapest accredited college, go online and get your degree two classes per semester (you dont get financial aid with one).

They'll spend years putting band-aids on things that need to be replaced, and find every reason to deny legitimate claims.

Agree, ROI isn't really the right tool form analyzing notes, since you have a declining principle balance, as it is beings aid back as you go.  

You may also want to talk with an attorney, legal aid organization, tenant-landlord program, or housing clinic about whether the landlord may be responsible for other costs that you may incur because of the loss of the rental unit.If you give the landlord a holding deposit when you submit the rental application, but the landlord does not accept you as a tenant, the landlord must return your entire holding deposit to you.
