A subsequent divorce, new child support payments, less time with my kids and having to rebuild my life sent me back on my original quest for passive income streams as well as re-establishing supplemental income from wholesaling with a new strong desire to complete my first rehab/flip but with an obviously significant need for private financing and/or hard money partners to help.

Small, old house built in the 1950s, but appreciating like 20k a year, at least if you look at the property tax statements, although we need to get that lowered/re-estimated.Anyways, have a new child and we were going to sell to get a bigger house, but wouldnt it be smarter to take equity out on it and rent it out?

I remember when I lived in an apartment buiding with my young baby and a neighbor screamed "Shut that child up"The dog owner can train the dog with a treat or handle that in some other way.
