Some of you might know this but some might not, But the ROI on painting cabinets is so much higher with painting, Especially when using a spray guy, done by a professional, and it still will cost you a faction of the cost of replacing cabinets .

Things like windows, cabinets, and counter tops you will get a sense of after doing a few, but you can always take the measurements and take them to actual fabricators or suppliers to get quotes for your first few until you have a good idea in your mind how much a space will cost.

That means, nobody inspected inside my homes and my wife and I personally inspect every apartment unit every six months and no less than once every year and we get tough with our tenants when they are slobs and when we're finished inspecting many apartments our tenants hire a cleaning service to clean their apartments and then we inspect the pigs apartments every 3 months until they learn to keep them clean, or we evict them, We want our apartments clean so we don't have roach and rodent problems and the #1 thing we watch for is food in open containers in the open, in cabinets and especially in the base cabinets.

I received an absurdly high quote to turn my rental, and wanted to get everyone’s opinion on the cost range something like this falls in:-Needs some LVP put down where some of the boards are coming up (probably 1 room worth of materials)-Needs touch up paint in 4 rooms (average bedroom size)-paint 2 of the kitchen cabinets -clean bathtub (as well as general house clean)-fix minor nail holes in wall
