It’s important in determining whether you qualify for a 1031 exchange. 

My wife is on board with our investing of rental properties goals but would like a slightly bigger house in a better school district.  

Our setup has us splitting losses 50-50 as added insurance to the investor and as a way to show i have skin in the game. 

For those of you who get lists from public sources, free or paid, they obviously are bloated with non qualifying leads that need to be trimmed like banks, LLC's, recently sold, etc.Beyond this I'm not 100% sure what I should be keeping on the list and what I should be eliminating.What are some traits you guys look for when filtering you lead lists?

There are LLs on this board a la @Steve Vaughan that successfully self manage a lot of units, and there are LLs on this board that screw up a single unit.

It appears that they pass the 2 out of the last 5 years test to qualify.

. #1, it requires them to put some of their own skin in the game and if they back out of the contract you've got 5k to pay off your $100-$1000 EMD to the seller, or work with them to extend the contract so you can find another buyer.

So here is my question, if I land a job in the Midwest that pays well and I could pay the mortgage even without renting the other side out, I would fail to qualify for the loan.

I'm not sure a new proposed lease, even though it's clearly stated that there is a new rent amount, would hold up in court as qualifying as proper notice.
