They should also be pretty close in square feet of living area, lot size, beds, baths, garage and updates. 

I did what I thought was a pretty close take-off for a small 3 bed 2 bath with no garage and I got about 40$ per sq ft for just material.

I had a client I sold a big Trophy Ranch to in northern CA in 1990.. he was kind of a slum lord in Alameda CA.. which today there is nothing under 500k.. but he collected properties from the early 50s  and mainly converted SFRs into one bed apartments he had 165 doors all free and clear. 

There are so many vacation homes that are 4,5,6,7 bedroom homes that sleeps 20+ people and so much variation on price due to that fact; with the new occupancy law, seems the competition will be even harder since there won’t be variations of sleeping arrangements and so price per night on a 4 bed/sleeps 12 would have to be very similar to all of the other 4 bed/that now can only sleep 12.

I live in Florida I’m 29 yrs old I have a 2 bed 1 bath rental on 2 acres.

This would need to include the total count and the count of each type of unit, like 50 1/1 &/or  60 2 bed 2 bath.

What I have done, is laid out the flower beds and put in rich colored mulch to make them look nice, and you can still get all the trimming of bushes and trees and such done.

I am against social programs as much as the next guy, but I am more against kids going to bed on an empty stomach.If we had to have the government have social programs, feeding kids directly (instead of shelling out money thats spent on cigs), is the best way to do it.A better way would be for all of us to step up and help feed the hungry in this country.
