I need some strategic and tax advice.Here is the Background: I own a 4 bedroom/2 bathroom house with a large attached lot in KCMO.

I recently had two girls move into one of my 3 bedroom apartments.

Purchase price: $165,000 Cash invested: $16,500 Sale price: $220,000 3 bedroom vacation rental property in a large complex with pool and short walk to beach.

Looking to make a modest $150-$200 investment into a one bedroom condo near Arden.

I considered taking the FHA route.Since I have the project managing experience my sights were set on a two bedroom one bath that I could make a three bedroom two bath down the road.Now taking this to a business level vs personal level- that's the basic backbone of the business.I can do the drawings, have experience with the individuals that handle permitting, and the process, and then can directly reach out to subcontractors as the owner of the property to facilitate the rehab and/or addition.My own research has led me to believe that rental rates (I also have personal experience with these) and low vacancy due to over demand should prop up this model effectively. 

Property has 4 bedrooms and is about 80% rented throughout the year with 35,000 on recent bookings for 2020. 

Usually, 2 bedroom apartments cost between 60k and 80k and the rent is around 350-450/month.

Im 28 and thinking about moving, I currently own my "house"(realy a traveltrailer with a 1 bedroom house built around it, But its all grandfathered in and under a ramada so its a legal dwelling) and a old modular that i use as a rental in a small trinity county Ca town.

How many bedrooms and how many of those rooms did you get rented?
