How important is having a website to start off and how "advanced" does it need to be?

Most small brokers don't have a seat cost because you are operating from your space and on your dime and any benefit they see from your efforts will be a positive because it advances their company through marketing, commissions etc. 

And if you found one, it doesn't much matter if it's in an LLC as those don't get reported the same way.

If you are referring to expense categories, why not use the ones the IRS requires when reporting rental income!  

You will know how to account for expenses on each stage and view reports.
