As a Realtor that works with investors and is an investor, I can tell you that Realtors generally like adding an investor to their client list (I love working with investors).

Not really room for adding a shower in there.

If it cost you $8400 extra to pay a GC to wrap up the work, you're in a better position than you are now. 

For the local DC people if you can send me any of your best contacts for local private and hard money lenders, GC and Sub contractors, and any flippers who might be producing turn key or decent investments in the area I would appreciate the extra connections!

I am retiring from AD military and I am in need of a home in Austin.

I currently have 9 units spread over three properties and am under contract for adding a duplex.

Even though I did not find any listings I found 1 wholesaler contact info who added me to his email list and a realtor who is working with other investors.

Could've added another quarter mill to my balance sheet and enjoyed passive cashflow along the way.

There may even be shortages of things like shingles adding to cost and time.
