Doing it in this fashion will increase the response rate.

I can understand your question from the other side also because early on, I couldnt find an agent who would help me in a timely fashion with my low end rehabs, there were always delays in getting in to see them or in submitting the offer which can be costly for the real deals, exactly the reason why I ended up getting my license.
