Each campus, especially w/i NJ-NY-CT-PA region, have defined areas where one block too far will bust your business plan.

I’m a real estate investor from Toronto (mainly buy and hold, short term rental) for 5 properties.

I believe that there are regions in the "fly over" states that can see appreciation and my point is that if a person is looking for a remote investment opportunity then he/she should take the time to research specific markets that can obtain both cash flow and gain appreciation. 

Credit market isn't that tight right now in my market. that's what I Love about real estate is all market and region specific.. but the tight lending criteria for fix and flip is the major reason the big boys jumped into the space like corevest blackstone  etc etc. 

Hi Skylar - I'm not familiar with pricing in your region, but contacting a trustworthy Independent Insurance Agent in your area will help a lot. 

I have access to the Toronto MLS, but would like to know where to find off-market deals, and how to go about finding deals outside of the GTA.
