It's massive waste of cash.

That sounds like a solid strategy.

I do work 50-55 hours a week at my job now, so my strategy was to have it closer with a solid management company in the beginning.

If not, they will throw every single multifamily deal at you regardless of investment potential and just waste your time.

Unless you are on the cutting edge of something new and you are able to streamline and market your website to keywords that are up-and-coming, or there are no competitors (not likely) for the words you're optimizing, it's a waste. 

@Matt Castle  I wish I knew that smaller spends on Zillow, Trulia and Realtor are a colossal waste of money.  

So it’s a waste if you don’t have the tenants picked out and moved in the 30 days. 

I know people are telling you to go for it and make the offer, but honestly you are wasting peoples time.

No need to waste your time talking me into it.

My goal is start a portfolio with solid cash flowing multi-family and SFHs to buy and hold for the long term.
