The plan was to live there for a few years and then move when our family grew and hold onto the duplex, which is what we did. 

Saying “I’ll try to repeat the same process and flip another house is a risky proposition to a bank and having no fixed income stream doesn’t help.  

I now plan to sell the property in January 2025, or Spring time depending on market, and am hoping to avoid capital gains because of the 2 year hold period.

understand the negativity here.The way I see it, the DST niche is for real estate investors looking to leave property ownership behind and "cash out" by deferring capital gains until the holding period is over (assuming you don't 1031 into another).

There is no value in having a repeat buyer who wants a discount.
