Although we are all locked and loaded, someone losing their life or a dam shoot out vs waiting 2-3 months to renovate a unit is not worth it.In pretty much every situation myself and everyone in our company has been told to back down, walk away, avoid confrontation and leave the unit vacant and let the police handle it.

That is one reason I'm adamant about people not over leveraging when they buy properties.Except my students have been vetted, have substantial capital reserves and in the event of a problem they have a LOC with me or I will buy the property cash.

A few months ago the website was borderline non-responsive for a several hours, but that's the worst I've seen.They are pretty adamant that this is a person-to-person service, so for an owner-operator it makes sense; for a PM company it does not.Behind the scenes yes, there are two ACH's taking place; however I've always had my deposit the day after I 'cash out' (which is usually within an hour of getting a notifier I've been paid).
