Hello Everyone,Ran into a new situation, the place I am under contract for does not have current leases with the tenants.They say they did not respond to the previous notices and thus the lease that expired in 2019 rolled into a month to month.They are however paying the old amount not the current month to month amount ($100 gap)The current manager has only been managing it for two weeks.The analysis has some wiggle room but how to I appropriately Guage the risk here?

If the notice expires and she is still there then you can take the next steps and that would be eviction.  

She could be looking up expired listings that fit as well.

But yeah I’d steer clear of going direct to seller unless the listing expires or something.

That will tap out my liquid assets but I see a lot of potential for buy/rent/hold in this neighborhood.Hard money lenders seem like a sucker's game but I don't have experience in that world and would appreciate input.

I would never BRRRR with OPM without having some liquidity available for surprises. 

If you run into a slow or lazy closer, you could be impacted on timing of closing which could risk a rate lock expiration.
