I would so value some comments addressing both factors independently, so we can arrive on the split percentage. 

Each partner hires their own independent appraiser to determine value.     

We purchased a 41-unit Independent Senior living apartment complex on four acres, two acres are open. this will be for active independent seniors 55+  Plan is to begin building a 36-unit on the back two acres for use as "Assisted Living", thereby creating an integrated "Senior Living Campus" to offer next level if care options, etc.

I would look for an independent insurance agent with multiple carriers to quote your condo.

I am really passionate about investing, specially equities and Real Estate as it gives people the power to be financially independent and to diversify their income. 

Frequently they restrict rental activities (specify length of leases, etc), plus a slew of other things that I, as an independent owner, want to have control over... be it house color, how often I have to replace the roof, or whatever.I get that you are looking to buy remotely - but typically that translates to you giving away 1/3 of your profits to the Property Management company.  

The appraisal is ordered from an independent appraisal management company that has a list of thousands of approved appraisers in the US.

My primary desire was financial stability, time freedom & location independence.

@Mike Young many investors will move to a commercial policy once they get to your size.  1 policy with a single due date and invoice.From the response of your agent, they probably are primarily a Home and Auto agent and don't have access to these product like an independent commercial agent would.Pricing can be higher or lower depending on how good your current pricing is.
