I am beginning to look to purchase my first multi family rental property and have lots of concerns that I may not know enough about the conditions of homes, quality of appliances etc.

I recently signed contracts on a forclosure that needs to be repaired and updated e.g- new windows, floors, fixtures, walls, appliances etc.

New secure entry doors always add pizzaz.BUT we get everything at contractor auctions or cut prices from the big box stores.This 60's kitchen was upgraded using damaged cabinets I collected over 12 months.All appliances were scratch & dent.Cabinets $981& it rented immediately for $225/month more.

Used appliances vs. new stainless steel or whatever is "hot" today.I'm not anti-Class A or B, but I simply find that Class C offers the advantages of good/great cash flow and the negatives (i.e. more tenant-intensive) can be handled with a combination of careful screening and staying on top of issues. 

I usually buy all brand new appliances to eliminate drama like this.

I was quoted $1800 for the install and I am sure gas appliances will cost a little more as well.

Total cost: $107.5k.Cosmetic rehab (paint, carpet, appliances) which I did myself over Christmas vacation.
