I have looked at Mississippi, Alabama, Louisiana and Florida and nothing there really spiked my interest I don't see their economies in the small cities I went to really growing, hence my interest in a bigger city with more growth potential like Detroit.

I don't want to start my investing career as a long distance investor, and since I work from home, I have the freedom to move my family anywhere in the country so as to optimize our chances of success in this business.After much research, I have selected four cities that look promising: Orlando, FL, Arlington, TX, Huntsville, AL, and Ogden, UT.

I haven't had a chance to work with him personally yet, but @Al Neal is a big advocate for Detroit proper around here and seems to know the city well. 

Also the HOA needs to be "clean" , meaning they have no reserve issue, building is good ,etc,etc,etcWhen you are investing in CA/HI ; don't focus on Cash-Flow, if investing in Alabama then yes LOL.I would probably even buy SF in bay area, lock the door for 5 years and sell it again later on after 5 years and you still make more money rather than investing somewhere in Ohioville for $150/mo with Class D tenant.

After a good deal amount of research, I settled on Huntsville, AL.
