My tenants were smart enough to read the required documentation and figured out that if they waited just a little bit longer to accept the offer, it would tick up to the payment triggered after they were tenants for two years.

Alternatively, I have thought about refinancing it and pulling cash out to invest, but doesn’t refinancing trigger a reassessment of property taxes?

But, he understands everything and wants to get started at some point...just hasn’t pulled the trigger :)
