If you decide on the Midwest, I recommend not buying Class C 100 year old homes (what I did)  - there are issues with things breaking down, crime (stolen AC unit). 

There are lots of issues that can pop up that are out of your control with the HOA but affect your guests. 

I haven't had a single issue or complaint at any of my units in 10 years.

And than family issues happen.

You want as much non-passive income as possible, despite what all these REI folks state.The reality is passive income is usually linked with no control, and for that you to need to be careful how you marry yourself. 

Taking partial payments BEFORE rent is due isn't an issue.

The issue with the floor is that the soft spots are likely caused by leaks in the plumbing under the floor.

Then have the Venmo linked to the bank account for the LLC.
