Prior to having to go on this program,   due to having had a newborn baby boy,  Whom had to have multiple surgeries within the first few weeks of his life, I was a *Typical Renter* and had never even heard of the Program before,  in fact the Hospital staff introduced me to the program, as I had basically lost everything from having to stay in Baltimore at the Ronald McDonald house to be close to my son for a rather extended period of time...

Sounds like it's either time to hire a property management company or use a phone service that connects your tenants to your maintenance staff/companies.

I've never executed any real estate deals or gotten anywhere in it, but I see an opportunity here.

It sounds like your current situation and rapid loan paydown is proof of you successfully executing that strategy. 

Does anyone who is licensed specifically in Ohio have insights into a plan of execution I may use.

Here in MA, I believe that you would have to execute a power of attorney for another party to close for you.Some states (not MA) allow for a notary to close. 

Then get out there and network with those who have successfully executed.
