Is Special Warranty Deed a common practice for multi family apartment deals?

You say you want the house to 'pop' but if you are in a market that is hot (you say houses are selling for more than the asking price) it is possible just updating it, not making it extra special, will be enough.

Nothing special about this construction.

Way less expensive and more productive.

Preferably one that specializes in REI.

My company loaned funds to a buyer and now the buyer would like to give back the property due to special circumstances.

To add another twist to this, it seems that Real Estate Licensees get special consideration as rental activities including acquisition, sale, and management of those rental properties may be considered NON PASSIVE (active) due to the professional occupation. -- I am a real estate broker.

All of these would be commercial products.

As excited as I was with the finished product, I really got excited after getting the appraisal and seeing the power of forced appreciation.
