Love to find something with a nice size yard, near an acre, 4 or 5 bedrooms, basically a forever home.

Jobs are the driver of rents. 1K jobs in a city the size of Colorado Springs, is not a market mover or maker.

If you stay inward, especially in those planned communities the home prices are appreciating steadily and have been high on the growth charts for the last 2 years.  

I have heard photographers charge $300-400 depending on the size of home, but we own ours so we can scan as many as we want.

Anyway, the Duval county website has a handy property tax estimator - here's a link:http://taxcalc.coj.net/For a $150k house the property taxes would be about $2700 - assuming you don't have a homestead tax exemption, which would reduce the taxable amount by $50k.The rates for homeowners' insurance vary widely based on many variables - the age of the building, age of the major systems (roof/electric/plumbing/hvac), size, flood zone, and level of coverage desired.

Its about the right size / type / condition for the property I would like to find to upgrade from the duplex I sold in 2019,   and from my research,  it is likely that the ownership are getting to the point in their tenure where selling might be on their minds.Given the building's likely income/expense numbers  (I own a nearby, similar style/quality property I can extrapolate from) I can make an educated guess to its value and given that value range I can afford it without excess leverage.   

Replaced all the flooring, Doubled the size of the master bathroom and relocated the master closet.

What size family is usually looking for a 3 bed house?

I was looking for some insight about which area rents the best and what size house to get?
