When looking at that pile of retirement savings that is for many people their single largest chuck of investment capital - comparing investing that in real estate to leaving it in stocks is a very powerful and positive paradigm shift indeed.And yes, you will pay taxes on an IRA when you take distribution, but if you have been able to grow your IRA to a really big fat pile of money thanks to the deferral of taxes and good investing strategy, then paying some taxes at the endgame is OK.

So, if you are going to run the numbers for the options, please run ALL the numbers.Having said all that, you can make money on either option ... there are many ways to skin a cat and believe that active investing with home court advantage usually trumps all so advise investors to roll your sleeves up and use your brains, brawn, balls (if applicable), and pocket book to work with whatever your local market gives you ... and if your local market shifts, shift your strategy to match.

I don't think anything is fully recession proof, but I do think notes can be profitable in various market conditions, especially if an investor is willing to shift strategies.

If I had a real estate license I could immediately shift gears into listing mode and get a listing contract and work to find a buyer for their property which I could not do as just an investor.
