Most of this is merely, in my honest opinion, a function of the low cost of entry.  

I'm sure you'll have no problem renting it, there is a need for small but functional housing even if it doesn't appeal to section 8.I'm also pretty sure you will be taken advantage of if you don't get a great property manager or get educated about low income landlording pronto.

I never consider using an agent for ones in Boston, but I would be much more open to it for other areas where the rental community isn't as big an robust.
