I've seen so many folks crash and burn when they outrun their supply trains of investment and decide to throw in the primary to continue their pace of investing.   

I just finished rehabbing a house that I THOUGHT would be a train wreck , but after we removed 100 cubic yards of garbage we found out that the house was basically sound (see "diary of foreclosing on a note".Plan for disaster, hope to be wrong.

I am a train on the tracks and I am heading to my destination.

But, while I've been doing all of this, I also got some great training and I've been at least driving for dollars looking for prospects.

I got some not-too-pricey training from someone I’ve known a while and I trust.

Currently, I am training my 16 year old son and his best friend to be the handymen. 

There is a vast wealth of free information and training available to you on BiggerPockets, so definitely take advantage of it.

If there isn’t enough rigor in the sales, marketing and screening of prospective tenants, and in the selection process, it could be the process is failing.... or yes maybe the property manager as well.
