Those with experience in these rentals, what type of colleges (large\small, private vs public) and/or towns have you had the best experience?

@Chris Schroeder, I would second what @Jeremy Hart said and get it in writing (I bet they won't do it) if you are really concerned about the DoS clause because realistically these loans get sold all the time.

The listing agent is arranging the financing through a private lender so it's a fast closing.
