Last thing I wanted was a default.Also to all those borrowers out there that think 70% or 75% LTV is enough cushion in a deal your dead wrong.. 95% of the time if a lender goes through a foreclosure action and only had that amount of equity they will Lose money on the disposition of the asset  ( ask me how I know) unless you happen to be in very HIGH value area and prices are going up up up... if your in a neutral market which most of the country is and depending if its a mortgage state or deed of trust state your going to suffer a loss..

@Michael Plante and @Dan Heuschele , in regards to the rent question, the reason I was never able to raise it a significant amount is the rent prices actually did not increase hardly any in that neighborhood during that time.

If those are the current body colors of the house, I'd go with a rich, warm hue for the entry, like a deep burgundy, and unless it has a decided function, remove the glass "storm" door.Find a couple of matching, cool-looking mailboxes and position them together centered under the window.I'd also paint the garage doors a dark gray, about halfway between the siding and roof colors.Replace the carriage fixtures with something clean-lined and contemporary, and much LARGER.Then, do some landscaping... start with about 3-5 junipers or anything that grows tightly (almost straight upward) in a column-like form, plant them in a row along the front of the walkway, maybe with some seasonal color at ground level.

As there is more and more STR inventory nationwide there is going to be a stratification effect where the better performers will continue to do great and take market share where under amenitized poorly located STRs will suffer with slower booking volume.

Omg, I'm not sure what everyone else has blogged, But if it were me I would call HR at his work explain the situation, If he hasn't been to work since Friday, immediately call the police department and ask for a civil standby, explain to the police the situation they may be able to do a welfare check, which is them knocking on the door announcing themselves and if they get no answer they may choose to enter to check and make sure they man isn't suffering from some unforeseen medical issue.
